Deposit & Refund Policy

What your down payment does, when it is refundable, and our 90-Day Satisfaction Guarantee.

Please read this before you reserve. Paying a down payment means you have read and agree to this Policy.

This Deposit & Refund Policy (“Policy”) applies to every reservation and purchase made through www.greenfieldus.com or our payment links, and is part of our Terms of Service. It explains, in plain language, the deposit and refund terms in our standard purchase documents — and, in the cases listed under “When We Do Refund,” commits us to more than those documents require.

Which controls? Where this Policy gives you more than your signed purchase documents do (for example, our full-refund and exchange commitment below), we will honor this Policy. In every other respect your signed purchase documents are the binding agreement for your property, and if anything else here conflicts with them, the signed documents control.

How Reserving Works

  1. Reserve online. Clicking “Reserve Now” on a listing takes you to our secure payment page (hosted by MoonClerk, powered by Stripe) to pay the down payment shown on that listing. As soon as the payment clears, we take the property off the market and hold it for you.
  2. Sign your documents. We prepare your purchase package — the Purchase and Sale Agreement, Land Sale Contract, and Promissory Note — and send it for electronic signature, usually within a couple of business days. The documents show a contract Effective Date (the date we prepare them), and closing — both parties signing — is scheduled within a few business days of that date, so please sign promptly. A one-time document fee (shown on the listing) is due at signing.
  3. Activate your payment plan. Within 15 calendar days of the Effective Date shown on your documents, you must activate your recurring monthly payment through our payment platform using the link we send you. We will reach out by phone and email to help; it is your responsibility to respond and complete this step. If it is not completed in time, the contract becomes void, the reservation is released, and the down payment is retained as described below.
  4. Enjoy your land. Once your documents are signed and your plan is active, you may access and enjoy the property as your contract allows — for example visiting and camping in line with county and subdivision rules. Until the land is paid off, changes to the property (clearing, structures, fences or gates, leaving items on the lot, or removing soil, rock, or timber) require our prior written consent, and you are responsible for complying with all zoning, building, and HOA/POA rules. When the final payment is made, we record the deed in your name.

Down Payment — Non-Refundable

The down payment is non-refundable, except in the specific cases listed under “When We Do Refund” below. When you pay it, we immediately remove the property from marketing, turn away other interested buyers, and begin preparing your documents. If you change your mind, do not sign, do not activate your payment plan in time, or later default under your contract, the down payment is retained by the seller as liquidated damages — a reasonable estimate of the time, marketing, and opportunity cost of holding the property for you, not a penalty.

Document Fee — Non-Refundable

The one-time document processing fee covers preparing, executing, and administering your purchase documents. It is due at signing and is non-refundable once your documents have been prepared — except in the seller-side cases listed under “When We Do Refund,” where it is refunded in full.

When We Do Refund

If a purchase cannot go forward for a reason on our side, you are fully protected. This applies if the transaction is terminated because:

  • a title defect cannot be cured by the closing date;
  • the seller defaults or fails to perform under the purchase documents;
  • a representation made by the seller in the purchase documents proves untrue as of closing;
  • the property is taken by eminent domain;
  • the property turns out to be unavailable — for example it was reserved by or sold to another buyer before your payment was recorded; or
  • we decline your reservation or purchase for any reason before your documents are signed.

In any of these cases we will, at your choice, either offer you a comparable property at the same price — one that is similar in area, size, and price range to the property you reserved, subject to what we then have available — or give you a full refund of every amount you have paid us for that property, including the down payment and any document fee. If we have no comparable property available, you receive the full refund. Refunds are issued to the original payment method within 15 business days of termination.

This refund-or-exchange commitment is Greenfield Realty’s own policy and is in addition to your purchase documents: where those documents provide for a smaller refund (for example, return of the down payment less payment-processing fees), we will still honor the fuller commitment described here.

Our 90-Day Satisfaction Guarantee

Buy with confidence. If you are not satisfied with your land for any reason within 90 days, we will make it right.

Every property we sell comes with an additional 90-day inspection period that starts on the date of your down payment. If, for whatever reason, you are unsatisfied with the property during that period, contact us and we will, at our election, either exchange your property for another property we then have for sale or refund the monthly payments you have made after the down payment, less any closing costs, payment-processing fees, document fees, and account-setup fees actually incurred. Under the guarantee the down payment itself is not refunded. The guarantee is your sole remedy for dissatisfaction with a property.

After You Sign — Monthly Payments

Your monthly payment terms, grace period, late fees, and default and cure procedures are set out in your Promissory Note and Land Sale Contract, and those documents control. In summary, under our current standard documents:

  • payments are due monthly on the schedule in your note, with a 5-day grace period; a $50 late fee applies after that;
  • there is no prepayment penalty — you can pay extra or pay off early at any time;
  • ACH bank transfer is the default payment method with no fee; card, Stripe Link, and Cash App payments carry a 4% convenience fee;
  • if an account falls 35 days behind, we send a written notice and you have 30 days to bring it current. If it is not cured, the contract may be terminated and prior payments forfeited, as provided in your documents;
  • if you run into trouble, tell us early — we would much rather work something out with you than start a default process.

Chargebacks and Payment Disputes

Because this Policy is disclosed before you pay, all payments are made with knowledge of these terms. If you believe a charge is wrong, please contact us first at team@greenfieldus.com or (302) 600-3303 — we resolve almost every issue quickly and directly. Initiating a chargeback or payment reversal for a charge made in accordance with this Policy is a breach of our Terms of Service and, once signed, of your purchase documents, and you may be responsible for the resulting damages, fees, and costs as they provide.
