Privacy Policy

How Greenfield Realty collects, uses, and protects your information.

This Privacy Policy (“Policy”) explains how Greenfield Realty, LLC, a Delaware limited liability company (“Greenfield Realty,” “we,” “us,” or “our”) collects, uses, and shares personal information when you visit www.greenfieldus.com (the “Site”), contact us, sign up for updates, reserve or purchase land, or otherwise interact with us (together, the “Services”).

By using the Site or Services you agree to this Policy. If you do not agree, please do not use the Site. We may update this Policy from time to time; the date at the top shows when it was last revised, and your continued use after a change means you accept the updated Policy.

Information We Collect

We collect information in three ways: information you give us, information collected automatically, and information from our service providers.

  • Information you provide. When you fill out our contact form, ask about a property, sign up for new-listing emails, submit a review, opt in to text messages, or reserve or buy land, we collect what you choose to share — typically your name, email address, phone number, mailing address, the property you are interested in, and the content of your message or review. If you purchase land, we also collect the information needed to prepare, sign, and record your purchase documents — and, if you pay by ACH bank transfer, the bank account and routing numbers and date of birth you enter on the recurring-payment authorization that is part of those documents.
  • Payment information. Down payments, document fees, and monthly payments are processed by our third-party payment processors (currently MoonClerk, which runs on Stripe). When you pay by card, Stripe Link, or Cash App, your card details are entered directly with the processor and handled under its privacy and security policies; we do not receive, store, or have access to your full card number. If you pay by ACH bank transfer (our default method for monthly payments), you sign a written recurring-payment (ACH) authorization as part of your purchase documents that includes your bank name, account type, account number, routing number, and date of birth. We keep that signed authorization securely in your transaction file for as long as the law requires, use it only to set up and service your payment plan, and may provide it to bank regulators or fraud investigators if they request it. From the processor we otherwise receive only what is needed to manage your account, such as your name, the amount paid, the payment date, and a payment reference.
  • Information collected automatically. Like most websites, when you visit the Site our hosting provider’s servers — and the analytics and advertising tools described under “Cookies, Analytics, and Advertising” below — automatically record technical data such as your IP address, browser type, device type, operating system, referring page, the pages you view, and the date and time of your visit. This data is used to operate and secure the Site, to understand how it is used in the aggregate, and as described in that section.

Cookies, Analytics, and Advertising

Cookies are small files placed on your device that let a website recognize your browser. The Site uses only the minimal cookies and similar technologies needed for it to function, plus the technologies described below.

We use analytics tools (currently Google Analytics) to understand how visitors use the Site — for example which pages are popular and how people find us. These tools may set their own cookies and collect your IP address, device information, and browsing activity on our Site. We may also use advertising and measurement tools (such as the Meta Pixel and Google Ads tags) to measure our advertising and to show you relevant ads for our land on other websites and apps. These providers may collect information about your activity on our Site and on other websites and apps over time, and may combine it with data they hold about you under their own privacy policies. Your choices. You can block or delete cookies through your browser settings; doing so may affect some Site features. You can opt out of Google Analytics with Google’s browser add-on, adjust your ad preferences in your Google and Meta account settings, and learn more about interest-based advertising and opt-outs at aboutads.info/choices and optout.networkadvertising.org. You may also email us at team@greenfieldus.com and we will honor your request to the extent we are able.

Global Privacy Control and “Do Not Track.” If your browser sends a Global Privacy Control (GPC) signal, we treat it as a request to opt out of the sharing of your personal information for targeted (cross-context behavioral) advertising: on that visit the Site does not load the Meta Pixel or other advertising tags, and Google Analytics runs without advertising features. You can make the same choice in any browser with the opt-out checkbox below, which stores your preference in a cookie on your device. We do not respond to “Do Not Track” browser signals, for which there is no common standard; GPC is the signal we honor.

Your Privacy Choices — opt out on this Site

Opts this browser out of the Meta Pixel and of advertising features in Google Analytics (basic, non-advertising analytics still run). The choice is stored in a cookie on this device for one year; clearing cookies resets it.

Text Messaging (SMS) Program

Marketing texts — only if you opt in. We send recurring marketing text messages (for example, new land that becomes available and special offers) only if you have opted in — by checking the text-message box on our contact form, or by replying with the keyword shown in an opt-in message whose call-to-action carries these disclosures. By opting in you authorize Greenfield Realty to send those messages to the mobile number you provided using automated technology.

Texts about your inquiry, reservation, or account. If you text us, reply to a message from us, or give us your number in connection with an inquiry, reservation, or purchase, we may text you back about that matter — for example answers to your question, signing links, payment reminders, and account notices. Those messages are not marketing, and you can stop them at any time as described below.

  • Consent to receive texts is not a condition of any purchase.
  • Message frequency varies. Message and data rates may apply.
  • Reply STOP at any time to opt out; you will receive one final confirmation message. Reply HELP for help, or contact us at team@greenfieldus.com or (302) 600-3303.
  • Wireless carriers are not liable for delayed or undelivered messages.
  • No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text-messaging originator opt-in data and consent will not be shared with any third parties. We use SMS service providers only to deliver the messages you have asked for.

How We Use Information

We use the information we collect to:

  • respond to your inquiries and provide the information or Services you request;
  • reserve properties, prepare purchase documents, process payments, service owner-financed accounts, and record deeds;
  • send you transactional messages such as confirmations, payment reminders, and account notices;
  • send you marketing communications about our land and offers when you have opted in or where otherwise permitted by law — you can opt out at any time (see below);
  • publish reviews you submit, in whole or in part, on the Site and in our marketing;
  • operate, secure, analyze, and improve the Site and our Services;
  • comply with law, enforce our terms, and protect the rights, property, and safety of Greenfield Realty, our customers, and others.

How We Share Information

We do not sell your personal information, and — apart from the analytics and advertising tools described under “Cookies, Analytics, and Advertising,” which you can opt out of — we do not share it with third parties for their own marketing or promotional purposes.

We share personal information only in the following circumstances:

  • Service providers. With vendors who perform services for us and are permitted to use your information only for that purpose — for example website hosting, data storage, payment processing (MoonClerk / Stripe), electronic signature, email and text-message delivery, analytics, and advertising measurement.
  • Transaction parties. When you reserve or purchase land, with any co-owner or co-seller of that property named in your purchase documents, and with county recorders, title or escrow companies, and similar parties as needed to close and record your purchase.
  • Legal and safety. When we believe in good faith that disclosure is required by law, subpoena, or legal process, or is necessary to protect our rights, property, or safety or that of our customers or the public, including to prevent fraud.
  • Business transfers. As part of a merger, acquisition, financing, or sale of all or part of our business, in which case your information may be transferred subject to the commitments in this Policy.
  • With your consent or at your direction.

Your Choices and Opt-Outs

  • Marketing emails: click the unsubscribe link in any marketing email or email us at team@greenfieldus.com. We may still send transactional messages about a reservation, purchase, or account.
  • Text messages: reply STOP to any message.
  • Cookies and ads: see “Cookies, Analytics, and Advertising” above, including the opt-out checkbox and Global Privacy Control.
  • Access, correction, deletion: email us at team@greenfieldus.com to review, update, or ask us to delete the personal information we hold about you. We will honor your request unless we need to keep the information to complete a transaction, service an account, meet a legal obligation, or resolve a dispute.

Your State Privacy Rights

Depending on where you live, state law (for example in California, Colorado, Connecticut, Texas, Utah, and Virginia, among others) may give you rights to know what personal information we collect, to access or delete it, to correct it, to opt out of the sale or sharing of personal information or of targeted advertising, and not to be discriminated against for exercising those rights. Although many of these laws apply only to businesses above certain size thresholds, we honor these requests for all of our customers as a matter of policy.

To exercise any of these rights, email team@greenfieldus.com with the subject line “Privacy Request.” We may need to verify your identity before acting on your request. You may authorize an agent to make a request on your behalf. We do not sell personal information or share it for cross-context behavioral advertising except as described in the cookies section above; you may opt out of any such sharing by following the instructions there — including by turning on Global Privacy Control in your browser or using the opt-out checkbox in that section.

Data Retention and Security

We keep personal information for as long as needed for the purposes described in this Policy — for example for the life of an owner-financed account and for the period afterward required by tax, real-estate, and record-keeping laws — and then delete or de-identify it. We use reasonable administrative, technical, and physical safeguards designed to protect personal information. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.

Children

The Site is intended for adults. We do not knowingly collect personal information from children under 13, and we do not sell land to minors. If you believe a child has provided us with personal information, please contact us and we will delete it.

Third-Party Sites

The Site links to third-party sites and services — such as our payment processor, map providers, and social media — that have their own privacy policies. We are not responsible for their practices and encourage you to read their policies before providing information to them.

Copyright Complaints (DMCA)

We respect the intellectual property rights of others. If you believe material on the Site infringes your copyright, send a notice under the Digital Millennium Copyright Act (17 U.S.C. §512(c)) to team@greenfieldus.com that includes: (1) your physical or electronic signature; (2) identification of the copyrighted work; (3) identification of the material claimed to be infringing and its location on the Site (a URL is ideal); (4) your contact information; (5) a statement that you have a good-faith belief the use is not authorized by the copyright owner, its agent, or the law; and (6) a statement, under penalty of perjury, that the information is accurate and that you are authorized to act for the copyright owner. Note that 17 U.S.C. §512(f) provides for damages against anyone who knowingly and materially misrepresents that material is infringing. We may share the notice with the party who posted the material.
